  • Model different disciplines: Create and coordinate models for various disciplines, including architectural, structural, mechanical, electrical, and plumbing (MEP), ensuring they integrate seamlessly.
  • Update and revise models: Continuously update models as changes occur during the construction process, ensuring that models reflect the most current design and construction data.
  1. Documentation and Shop Drawings
  • Prepare construction documents: Ensure that construction documents, such as floor plans, sections, and details, are generated from the BIM model and accurately reflect the project’s design intent.
  • Update drawings with as-built information: Ensure that the as-built conditions are accurately incorporated into the BIM model during and after construction for future use and facility management.
  1. Data Management and Information Exchange
  • Input and manage project data: Incorporate project-related data such as material properties, specifications, schedules, and cost data into the BIM model for effective project management.

  • Resolve on-site issues: Provide immediate model updates or clash resolutions when discrepancies between the model and on-site conditions are identified.
  1. Facility Management and As-Built Documentation
  • Produce as-built models: Create accurate as-built BIM models after construction is completed, reflecting any changes made during construction, which can be used for operations, maintenance, and facility management.
  • Integrate facility management data: Work with facility management teams to incorporate necessary data into the BIM model (e.g., asset tagging, maintenance schedules, equipment manuals) for post-construction use.
  1. BIM Model Compliance and Standards
  • Ensure adherence to BIM Execution Plan (BEP): Follow the BIM Execution Plan (BEP) for the project, ensuring that all modeling and documentation are in compliance with the agreed standards and timelines.
  • Maintain BIM standards: Ensure the model adheres to established BIM protocols, including software settings, naming conventions, and model breakdown structures.
